
Reconstruct the sequence
Write down the date water entered, the rooms it reached and what was done afterwards. A repaired pipe does not establish that wall cavities, flooring or insulation dried. Explain whether wet material was removed, equipment was used and moisture checks were recorded. Tell the business if the source might still be active. Do not enter a room with electrical, structural or contaminated-water hazards to gather information.
Treat the source and material condition separately
Ask whether the moisture source is controlled and which materials need further evaluation. Removal and drying may involve different work from plumbing repair, roofing or rebuilding. The scope should state where those responsibilities begin and end. If the water source involved sewage or other contamination, say so before a visit; a general mold conversation does not establish that the responding business accepts that job.
Keep insurance questions factual
Retain the leak report, dates, photographs taken safely and any drying invoice. Ask the insurer about notice, documentation and authorization before assuming coverage. A mold-removal quote is not an insurance coverage decision. Do not delay necessary safety measures for a website checklist, and do not accept a coverage or reimbursement guarantee from this site.
Avoid closing the wall too soon
Before cosmetic repairs, ask how the business will document material condition, moisture and completion of the agreed scope. Clarify who coordinates rebuilding and which records you receive. A stain can remain after drying, and a freshly painted wall can conceal unresolved dampness; appearance alone does not distinguish those situations.
Keep material work and source repairs visible
