
Leave unsafe access to the assessor
Describe what was observed and where the information came from: a roof report, safe photograph or prior inspection. An unfinished attic can contain fragile ceilings, exposed electrical work and limited footing. Do not enter or move insulation simply to prepare a call. Ask how the business will access the space safely and protect occupied rooms below.
Ask which source needs investigation
Roof leakage, condensation and other moisture paths require different investigations. A mold-removal proposal should not be mistaken for a roofing, insulation or ventilation repair. Ask which trades are needed and how observations will be shared. The visible area does not necessarily identify the whole affected surface or the reason moisture accumulated.
Define retained and removed materials
Ask which framing, sheathing, insulation or finishes are included, how the approach is selected and what is excluded. Discuss protection of openings into living space and waste handling. Structural condition is a separate question from appearance. If damaged material or a roof defect is discovered, ask how work pauses and revisions are approved.
Agree on evidence before rebuilding
Keep the written scope and request the agreed completion records before replacing finishes or adding insulation. Ask whether another qualified professional needs to evaluate the building condition or moisture source. Do not accept an unsupported claim that an attic photograph proves the entire home is safe or permanently protected.
Keep material work and source repairs visible
